A suburb built around three lakes
Springfield Lakes was developed by Lendlease as a series of smaller neighbourhoods, or villages, and it's grown into one of the bigger suburbs in the City of Ipswich. The 2021 census counted 17,211 residents, up from 15,318 in 2016.
The suburb has three named lakes. Spring Lake takes its name from nearby Spring Mountain, Regatta Lake was named for water sports, and Discovery Lake for the terrain around it. Springfield Lakes State School opened in 2007, and Good Shepherd Catholic Primary School followed in 2013. It's a family suburb, and the houses reflect that.
Glare off the water: why lakeside rooms feel brighter
If your living room faces one of the lakes, you already know the problem. Sunlight bounces off the water and comes in at a low angle, so it gets under eaves that would normally shade the glass. It lands on the TV, the kitchen bench and whoever's sitting on the couch.
Fully blocking it isn't the answer, because nobody buys a lakeside home to stare at a blind. What works is cutting the brightness while keeping the outlook.

Sunscreen fabric is a woven mesh that takes the harsh edge off the light. From inside you can still see the water and the paths. We'd usually suggest a darker colour for lakeside rooms, because dark mesh tends to give a clearer view out than a light one. At night the effect flips and people can see in, so pair it with something else if the room faces a walking track.

Sheer and blockout double curtains for family living rooms
For a big family living area, double curtains are the setup we recommend most in Springfield Lakes. A sheer at the front and a blockout behind run on the one track system, and each opens on its own.
During the day the sheer softens the glare and gives you privacy from the footpath while the room still feels open. At night, or when the kids want the room dark for a movie, you draw the blockout. It also helps keep the room cooler on hot afternoons.
