New estates, bare windows
South Ripley is in the City of Ipswich and part of the Ripley Valley growth area, known as Ecco Ripley. It has grown quickly: 344 residents in 2011, 712 in 2016 and 4,069 in 2021. Ripley Valley State School and Ripley Valley State Secondary College both opened in 2020, and Stockland's Providence community is here too. Stockland has since bought another 77 hectares on Ripley Road, planned for around 1,100 homes.
What that means for us is a lot of handovers. Many builders leave the windows bare, or put a basic roller in only a few rooms. You get the keys, and the first night there's a streetlight shining straight into the main bedroom.
What to cover first
You don't have to do the whole house in one go. This is the order we'd usually suggest:
- Bedrooms. Sleep matters and privacy matters. A blockout roller blind in each bedroom is the most common first job we do.
- Sliding doors facing the street or neighbours. New estates put houses close together, and a big pane of glass on show at night gets old quickly.
- West windows. Afternoon heat in a new build with no coverings can make the living area hard to use from about November.
- Living areas, then bathrooms and the laundry, which often have frosted glass already.
This order also helps the budget. Rollers in the bedrooms don't cost much, and you can live with it for a while before deciding what suits the living area.
A sensible order of works
Here's how a staged fit-out tends to look for the South Ripley homes we work in.
Stage one: move-in
Blockout rollers for the bedrooms and a covering on any exposed slider. If you'll want motorisation later, tell us now so we can plan brackets and power.
Stage two: after the first summer
Once you've felt where the sun hits, add curtains over the main living windows, or plantation shutters on the west side. Shutters start from $250 per square metre.
Stage three: extras
Security screens and doors, insect screens, outdoor blinds for the alfresco, and motorisation if you'd like it. Plenty of people do these in the first year or two.
Sliding doors: vertical or zebra?
Almost every new home here has at least one wide glass slider, and it's the window people ask us about most.
Vertical blinds are the practical choice. They stack to one side so you walk straight through, the vanes tilt to control light, and they're easy on the budget. They suit a door that's opened a lot, like the one out to the yard.
Zebra blinds use alternating sheer and solid bands. Line them up for light and a view, or offset them for privacy. They look cleaner than verticals, but they roll up rather than stack to the side, so they work better on a slider you keep closed more of the day.
A curtain on a track is the third option if you'd like something softer. We can fit sheer and blockout together as a double curtain.
A few South Ripley handover tips
- Get us out after handover. We need to measure the actual frames, not the plans.
- Check recess depth. Some new windows are shallow, which decides between an inside fit and a face fit.
- Think about door handles. Blinds on sliders need clearance, and we'll check it on the day.
- Keep the builder's rollers if they're fine. We can add a curtain over them rather than start again.
