We design, make and install curtains and blinds for Ormiston homes, and the windows we're asked about most are the big ones: voids, raked ceilings and full-height glass in larger family houses. For those we usually recommend S-fold sheers, void-area curtains and motorised tracks. A One Curtains and Blinds makes everything in its own Hillcrest workshop, and we measure and quote at your home for free.
About Ormiston
Ormiston is a bayside suburb in Redland City, roughly 28.3 km east-south-east of the Brisbane CBD and 3.9 km north-west of Cleveland. Wellington Point, Cleveland and Alexandra Hills border it, and the Cleveland line stops at Ormiston station.
Its name goes back to Captain Louis Hope, who built Ormiston House between 1858 and 1865 as the centre of a 325-acre sugar estate and named it after his family's ancestral village in Scotland. The house is heritage listed, along with St Andrews Church, the Empire Point foreshore and the old bridge over Hilliards Creek. The 2021 census counted 6,379 residents.
Big rooms, tall glass
A family home with a void over the lounge or a high-set window above the stairs gives you wonderful light. It also gives you a window you can't reach, a lot of sun on summer afternoons, and a view straight in from the street once the lights are on at night.
Standard off-the-shelf curtains don't come long enough, and a blind on that scale can look heavy. That's why most tall windows we dress end up with fabric on a track, made to the exact drop.

S-fold sheers
An S-fold (or wave) heading makes the fabric fall in even, rounded folds from top to bottom. On a very tall window that regular rhythm matters, because any bunching shows up over a long drop. Our sheer curtains in an S-fold soften the glare but still let you see out, and when they're open they tuck back into a neat stack.
Void-area curtains
For double-height windows we make void-area curtains cut to your ceiling line. If the room is also used for movies or the kids sleep near it, pair a sheer with a blockout as double curtains so you can choose the layer that suits the time of day.
Motorised tracks
Once a curtain starts above head height, a wand or cord isn't much use. We fit motorised curtain tracks with Somfy or Alpha motors, run from a remote, a wall switch, an app, or voice through Alexa or Google Home. A timer or light sensor can close the west-facing glass before the room heats up, even if nobody's home.
If you already own curtains you're happy with, we can often put them on a new motorised track rather than replacing the fabric. It's a good question to raise at the measure.
What we check before quoting a void
Tall windows reward a careful measure. At your home we look at:
- the exact drop from the track position to the floor, at several points
- where the track can be fixed into solid framing to carry the weight
- how much wall space the curtain needs to stack back when open
- whether there's a power point nearby for a motor, or if another option suits better
- which way you want the curtains to open, and whether they should split in the middle
The rest of the house
Bedrooms upstairs often do better with double roller blinds, which combine a light filtering screen and a blockout on one bracket. Skylights over hallways or ensuites can take a skylight blind. For wet areas, cordless PVC plantation shutters are moisture resistant and start from $250 per square metre.
Ormiston looks straight out over the bay, so salt air is part of life here. Our guide to coastal window treatments in the Redlands covers what holds up best.

Who you'll be dealing with
A One Curtains and Blinds is a small team that does the whole job itself, with no subcontractors. Customers in our 102 Google reviews, which average 5 stars, often name installers Jessy and Puneet. Motorised and cordless options also keep cords out of children's reach, and any corded internal blind we install meets the ACCC mandatory safety standard.
Nearby suburbs we also cover
From Ormiston we regularly head to Wellington Point and Cleveland on either side, and south to Thornlands. We cover Alexandra Hills as well.
